Project Manager @ Lub d Hostel (Urgently Required!!)

Age 30 - 35 ปี
Bachelor or Master?s Degree in Civil Engineer, Architecture.
At least 5 years working experience of manage project
Enthusiastic, able to work under pressure, initiative and strong analytical skill
English and Computer proficiency
Oversea travelling is required

Job Description

Plan and manage system implementation to be within defined budget, timeline, company's quality benchmark.
Perform detailed planning and scheduling of project activities in coordination with consulting services and solution delivery team.
Coordinate with vendors to ensure delivery of products/services meeting specified schedule and quality.
Communicate with internal management on project progress and issue escalation, when required.
Responsible for subcontractor offers analysis and negotiation on price, condition, and potential suppliers.
Manage project budget
Manage project resource allocation
Plan and schedule project timelines
Project evaluations and assessment of results
Source consultants and designers for the project, evaluate strengths and deliverable suitable for the project
Issue standard TOR for all consultants and designers
Compare proposals, make recommendations, negotiate contract and engage
Prepare and execute master timeline and master budget for the project
Highlight major milestones and manage all parties to achieve. Propose solutions if we face roadblocks
Check all permit and regulation requirements and prepare documentations
Brief all designers and consultants on lib d requirements of room count, standard bay, min key size, facilities & boh requirement, m&e requirements, budget, and make sure designers deliver according to brief
Work with Business Development to ensure all lub d brand value (social, friendly, quality) and facilities are incorporated into the design
Oversee and manage designer to produce area program within framework according to feasibility study
Coordinate designs and evaluate against standard checklist
Lead VE exercise
Together with QS manage bidding process, reference check, interview team, issue standard TOR for all contractors, review proposals, compare and propose preferred party
Insurance bid & award
Brief all contractors and CM and provide QC and defect checklist
Manage CM on time and budget. Drive activities to ensure achievement major milestones on time
Regular site visits to manage construction progress
Prepare team for defecting and m&e commissioning
Handover to operations and coordinate defects rectification during warranty period
